1. Property and buyer profile

BSD and ABSD are calculated on the purchase price entered. In an actual transaction, stamp duty is based on the higher of purchase price or market value.

2. Mortgage and purchase costs

The cash down payment, CPF down payment and mortgage should equal the purchase price. The calculator will flag any difference.

3. Renting assumptions

The renter invests the cash purchase costs avoided, plus any monthly amount by which renting is cheaper. CPF not used for the purchase remains in CPF and earns the CPF rate.
